Title insurance, a type of insurance coverage, provides protection from any loss of ownership in a property due to legal issues. These issues include title defects such as liens or encumbrances, which arise from past events that have given an individual or entity a legal claim on the property. Title insurance, which is required by lenders in the case of a mortgage, comes in two forms. - Lender's Title Insurance - a policy which only protects the lender from a loss. This is the type of policy that is required by lenders when a home buyer takes out a mortgage. - Buyer's Title Insurance - typically known as a fee policy, this type of insurance provides additional protection for the buyer of a property in the case of a loss, and is usually paid for at the closing
